Desa ParkCity guide

Desa ParkCity Property Prices & Transactions

This page keeps two datasets apart: current asking prices from listings on DannyDPC, and recorded sale prices from approved NAPIC data uploads.

Condominiums and landed homes price differently: condos are usually compared on price per square foot, while houses are driven more by position, land area and how recently they were renovated. Use Past Transactions to explore recorded sales by development, property type and period.

  • Prices are the recorded amounts in the NAPIC export, in MYR. Dates are shown at month/year precision only; no unit numbers are shown.
  • RM psf is calculated for each record first, then the median is taken. Landed homes use land area; strata properties use parcel area. "Main floor area" is shown under its source label and is not treated as total built-up area.
  • Landed, condominium, serviced apartment, SOHO, office and retail records are never blended. Fewer than 5 records is labelled "Limited data".
  • Uploaded records may not represent the entire market, and recent periods can be incomplete. Median changes reflect the mix of properties sold, not same-property appreciation, and are not a valuation.
  • Current asking prices come from listings on DannyDPC and are shown separately from recorded sales.

What moves prices in Desa ParkCity

Position matters most: homes close to the Waterfront, the park network, The ParkCity Club and the international school tend to hold value better than others in the same development.

Layout and size come next. Larger three- and four-bedroom layouts draw steady owner-occupier demand, while compact units attract landlords.

Age, renovation condition, car park bays and maintenance charges all feed into the final number, so compare them alongside the headline price.
