Who can apply?

Eligible tech and digital work includes software, data, AI, cybersecurity, design, digital marketing and digital content. The expanded non-tech category includes specified management, finance, consulting, legal, customer service and other roles listed by MDEC.

The main applicant must be over 18. Your passport needs more than 14 months of validity when you apply. Check the full occupation and nationality criteria in the official FAQ.

What evidence should you prepare?

Remote employees: a signed contract with a foreign-based employer not registered in Malaysia, showing remote work and pay; the last three months of payslips and matching bank statements.

Freelancers: signed client contracts, three months of invoices, payment evidence and bank statements. Contracts must have started at least three months before submission. Use English documents or certified English translations.

These are the main work and income documents. Follow the portal's complete checklist for your application.

Budget for the application

Pass costs are separate from housing costs

Pay programme fees through the official MDEC process. DannyDPC’s rental service is separate.

MDEC fees listed in FAQ version 10
ItemPublished amount
Main applicant processing feeRM1,080, including 8% SST
Each dependent processing feeRM540, including 8% SST
Immigration pass fee, per applicantRM90 per 3 months / RM360 per year
Multiple-entry visa, if applicableVaries by nationality

Processing fees are non-refundable. Separate immigration and visa charges apply at endorsement; the FAQ also states these are non-refundable. A sponsorship bond is separate and refundable under MDEC’s terms (Section D: Payments).

02 / Plan your move

Shortlist early. Commit at the right time.

MDEC advises against signing a tenancy, paying school fees or making firm relocation commitments before the relevant approvals and endorsement. Build flexibility into your plans.

  1. 01

    Prepare & apply

Apply online. MDEC's guideline is 6–8 weeks from a complete submission; additional checks can take longer. Share an estimated arrival window when asking for homes.

  2. 02

    Follow your approval

Arrange the entry visa specified in your approval letter, including a VDR where required. A tourist pass cannot be converted directly; an approved applicant on a tourist pass must exit and re-enter correctly.

  3. 03

    Complete endorsement

Use a staffed immigration counter on your first entry for endorsement, and obtain the entry stamp. Complete endorsement within one month of entry and stay in Malaysia until your e-Pass is issued.

  4. 04

    Confirm your home

Once your immigration position and dates are clear, confirm availability, the tenancy term, total costs and handover. Keep pass renewal uncertainty in mind when agreeing a longer lease.

Keep these documents ready for endorsement

MDEC lists your passport, entry stamp, applicable visa, bond documents, health insurance covering Malaysia throughout your pass period, and an LHDN income tax e-registration slip. The approval letter is valid for six months and cannot be extended. Follow the instructions in your own approval.

03 / Life between work

Why consider Desa ParkCity?

For a remote worker choosing a residential base in Kuala Lumpur, everyday routines can matter as much as the apartment. Start with how you want to spend your day.

Outside time

A park in your routine.

The Central Park and lake give the neighbourhood a place for walks and recreation. Ask about the actual walking route from each building, including shade and crossings.

Everyday convenience

Food, errands, coffee.

The Waterfront sits beside Central Park; Plaza Arkadia brings another cluster of shops and eateries. Compare the location of your home with the places you'll use regularly.

Moving with family

Plan beyond the bedrooms.

International School @ ParkCity and ParkCity Medical Centre are in the township. Check school places, admissions, passes, healthcare costs and insurance directly.

Neighbourhood amenities: developer’s Desa ParkCity township guide. School places, club access and medical cover are not included with a tenancy.

Check the fit, not just the photos

Desa ParkCity is a residential neighbourhood. Test your likely commute, transport options and evening routine. A nearby café does not guarantee a suitable work setting, and a furnished apartment does not automatically include a desk or active internet.

Developments to include in your search

Compare the individual home, lease terms and availability. A development name alone does not confirm that shorter stays are accepted.

04 / Rent with clarity

The right home. The full cost.

Tell Danny your monthly budget and expected length of stay. Shorter tenancies depend on the owner and building rules; they are not available for every property.

Confirm before agreeing

  • Lease dates & exit terms. Minimum term, renewal, early termination and what happens if your plans change.
  • Internet & workspace. Available provider, activation timing, contract period, who pays, mobile backup and room for a desk.
  • Furnishing & condition. The actual inventory, appliances, air-conditioning, repairs and handover condition.
  • People, pets & parking. Occupant limits, owner and management approval for pets, parking access and move-in rules.
  • Every payment. Rent, deposits, utilities, internet, tenancy preparation or stamping charges, and the agreed agency fee.

DannyDPC rental service

Staying less than a year? Half a month’s rent.

For a tenancy shorter than 12 months, the tenant pays an agency fee equivalent to half of one month's rent. This is separate from rent, deposits and other tenancy costs.

Owners typically do not cover the agency fee for these shorter stays.

Illustration: RM5,000 monthly rent → RM2,500 agency fee

For a tenancy of 12 months or longer: Please confirm the applicable agency fee arrangement with Danny.

Confirm the complete written charges and payment terms before proceeding. Rental rates and availability change — request a current shortlist rather than relying on an old advertised price.

05 / Your questions

Before you pack your bags

Practical answers from MDEC’s August 2026 FAQ and official Malaysian tax guidance.

Can I bring my partner, children or parents?

MDEC lists a spouse or common-law partner, children under 18, a qualifying disabled child of any age, and the main applicant's parents as eligible dependents. Dependent applications are assessed separately. Your spouse cannot work under the dependent pass. Check required relationship documents and individual approvals before committing to family relocation.

FAQ Sections A–B ↗

Can my children attend school?

MDEC says children who wish to study should apply for a Student Pass through the school. Contact the school about admissions and pass arrangements before paying fees. MDEC's FAQ makes an exception for homeschooling, where the Student Pass is not required.

FAQ Section A, question 15 ↗

Does DE Rantau make my income tax-free?

Do not assume that. Immigration permission and tax treatment are separate. Work exercised in Malaysia can create Malaysian tax obligations even where the employer is overseas. Residence status, the nature of your income, exemptions and any applicable treaty need to be assessed for your circumstances. Speak to a qualified tax adviser before moving.

LHDN Public Ruling 2/2026 ↗

Can I open a Malaysian bank account?

Do not count on it automatically. MDEC says most Malaysian banks do not accept a Professional Visit Pass for opening an account. Ask the bank about its requirements and agree a practical rent-payment method with the landlord.

FAQ Section A, question 14 ↗

Can I rent for three or six months?

Ask for a shortlist matched to your exact stay. Owner approval, building rules and the available homes determine what is possible. A DE Rantau Pass does not mean every owner accepts a short tenancy. For a tenancy under 12 months, DannyDPC's tenant-paid agency fee is half of one month's rent.

Can I secure a home before the pass is approved?

You can discuss budgets, buildings and a provisional arrival window. MDEC advises against firm tenancy and other relocation commitments before the required approvals and endorsement, and does not cover resulting losses. Keep your housing plans flexible.

FAQ Section B, questions 16–20 ↗

Can I renew, or appeal a rejected application?

Renewal can be applied for up to three months before expiry, within the programme's maximum duration, and remains subject to assessment. Effective 1 August 2026, MDEC no longer accepts appeals for rejected applications; you may submit a new application when ready and eligible. Processing fees are non-refundable.

FAQ Section B ↗

Does DannyDPC handle visa applications?

This page helps you plan your housing. Submit your DE Rantau application through MDEC's official portal and follow the authorities' instructions. DannyDPC is an independent property service, with no claim of MDEC affiliation or guaranteed visa approval.
